What to Expect
The New Modern Home in Richardson, TX is seeking the become the first modern home sustainable production builder in the United States. TNMH requires the best Sales Consultant to achieve all community sales goals. This includes optimizing the speed and profitability of the sales goals and the community’s business plan. Additionally, generating traffic to model home, writing up purchase agreements, satisfying customers, and serving as the main point of contact to deliver a luxury experience from customer’s first visit through move-in.
What You’ll Do
- Maintain the community’s online presence with updated information for assigned community such as thenewmodernhome.com, MLS, etc.
- Drive internet lead conversions
- Build relationships with Real Estate Agents
- Conduct regular prospecting and appointment setting activities
- Coordinate with the marketing team to plan traffic generating activities
- Ensure the profitability and quantity of sales and contracts in subdivision
- Complete competitive market analysis on products, features, neighborhoods, and amenities
- Monitor community and model home appearance to achieve White Glove Checklist standards
- Present the model home, community/floorplan features and homesites to customers
- Prepare and present paperwork including real estate related documents to customers purchasing a new Toll Brothers home
- Attend and participate in all sales meetings
- Provide customers an exceptional experience who visit the sales center, building relationships and learning about the customer’s story
- Partner with the design studio team to meet business objectives and enhance the customer experience
- Assist in facilitating mortgage process with our Preferred Lender, which can include: On the front end, ensuring buyer applies with TBIM and receives a commitment letter. On the back end, working with the customer’s lender to ensure their loan is on track to fund, providing documentation, creating and providing comps to lenders appraiser
- Ability to close at least 3 homes or more per month
- Guiding homebuyers throughout the entire home buying and home building process
- Willingness to take on additional tasks outside the scope of your regular responsibilities
- Promote TNMH value to customers
- Promote the sustainability value of our products
- Plan and execute outbound events and sales networking activities with realtors and others
- Negotiate to effectively explore alternatives, influence and persuade the other party to achieve acceptance and commitment
- Communicate well when speaking and writing, using appropriate grammar, organizing ideas clearly, and articulating ideas concisely
What You’ll Bring
- Minimum of 3 years of current new home builder sales experience
- Full-time, 5-day work week, 10am to 7pm (DST), 6pm otherwise, and weekends required
- Passion for saving the environment
- Experience working with realtors and the new home construction cycle knowledge
- Working knowledge of mortgage financing programs and the ability to calculate monthly mortgage payments.
- Ability to analyze numbers and information and produce clear, communicative reports.
- Reliable, clean transportation.
- Use core applications such as Salesforce, Microsoft Office applications, etc. to complete business needs and update our customer information
- Understanding the customers’ needs and TNMH offerings to create win-win solutions
- Use sales techniques to develop leads and gain customer commitment
- Collaborate with and learn from internal team members across multiple departments to serve the customer and generate sales
